GroupCMG was hired to complete targeted repairs throughout The Meridian. Structural concrete repairs in the garage included removing unsound concrete, saw-cutting patch perimeters, applying repair mortars matched to existing finishes, and more. The membrane work in the garbage rooms included removing the existing coatings, routing and sealing cracks, detailing perimeter edges, and installing a new high-performance membrane system.
Project Challenges
The main challenge was performing repair work while the building remained fully occupied with consistent pedestrian and vehicle traffic. Daily coordination was needed to maintain access and manage safety. Environmental control issues had to be tightly controlled to avoid impacting building occupants. Lastly, applying a membrane to a slab-on-grade surface had unique technical aspects. To ensure long-term performance, selecting a system that could tolerate ongoing moisture migration without affecting adhesion or durability was critical.

- Careful prep work (perimeter saw-cuts, steel cleaning) to ensure repairs bond effectively and blend into surrounding surfaces.
Garbage Room Membranes
- Full mechanical removal of old coatings to bare concrete.
- Crack routing and sealing to stabilize substrate before membrane installation.
- Installation of perimeter cants to reinforce vulnerable edge conditions.
- Application of TREMprime VB in two layers to manage moisture vapour.
- Vulkem 950NF topcoat for a durable, anti-slip surface.
Occupant Impact Management
- Early notification and signage for residents.
- Scheduling high-noise or high-odour activities during off-peak hours.
- Use of temporary barriers, air scrubbers, and ventilation systems.
Results & Client Satisfaction
As a result of GroupCMG’s work, the garbage rooms have a durable, anti-slip surface coating that will withstand daily use and protect the concrete slab beneath. The garage’s concrete repairs were also completed without disrupting building access and occupants. The upgrades have renewed both the structure’s appearance and integrity.
