This balcony restoration project saw GroupCMG handling two properties for Osgoode Non-Profit Corporation (ONPHC), located at 2761 8th Line Road and 3200 Vance Street. The scope focused on addressing existing safety concerns, improving waterproofing performance, and extending the service life of the balcony assemblies while the buildings remained fully occupied.
Existing metal guardrails were mechanically cleaned to remove rust and failing coatings, prepared to a sound substrate, and repainted using an exterior-grade, corrosion-resistant system matched to existing finishes. Deteriorated top rails were removed, and replacements were installed to meet current building code requirements. A new traffic-bearing membrane system was also installed, including full surface preparation, priming, base coat, and topcoat.
Project Challenges
The balconies were experiencing advanced corrosion at the metal guardrails, including compromised anchorage that posed a safety risk to occupants. The buildings remained occupied throughout construction, and seasonal temperature considerations were at the centre of the project’s material selection and application to ensure performance.
