GroupCMG completed a series of targeted improvements that focused on enhancing site safety, functionality, and appearance. The scope addressed deteriorated precast elements, uneven paving, and railings that were no longer serving pedestrian traffic. Work was completed in two primary areas: the central drive lane and the north-side railing and walkway.

In the centre aisle, existing heavy precast block dividers and retaining walls were removed and disposed of, with select units salvaged for reuse. The area was regraded, compacted, and repaved with new asphalt to create a smooth, durable driving surface that properly transitioned between elevation changes.

Along the north walkway, deteriorated railings and damaged precast steps were replaced. Salvaged precast blocks were repurposed to reconstruct steps, new concrete curbing was poured to match adjacent site conditions, and asphalt was placed to tie all the elements together. Minor interlock adjustments were also completed to maintain a continuous and safe walking surface.

Project Challenges

This project presented unique logistical dynamics. Heavy equipment and rentals were supplied on an as-needed basis by the owner, requiring coordination to avoid delays. Site elements, including railings, walkways, curbs, and paving, needed to be updated to meet code requirements. The deteriorated pre-existing conditions also posed immediate safety risks, and with the approaching cold weather, this made timely execution critical.

Solutions Implemented

Our structured approach allowed us to deliver the project through effective:
Equipment & Logistics Coordination: Work sequences were planned surrounding owner-supplied equipment, which required advance request and efficient execution for successful project delivery.
Code Compliance & Planning: A preliminary site review referencing Ontario Building Code requirements was used to ensure all upgraded elements met current standards while aligning with operational needs.
Execution & Risk Mitigation: Implemented the work in a controlled manner to quickly eliminate existing hazards and maintain tight schedules to complete paving and concrete work ahead of the winter weather.

Results

The completed improvements delivered immediate functional and visual benefits to the property. New asphalt, curbing, and regraded surfaces helped with drainage, eliminated trip hazards, and enhanced accessibility for pedestrians and service vehicles. Beyond safety and performance, the refreshed site layout presents a cleaner, more professional appearance that reflects proactive ownership and care for the property.
