GroupCMG was hired for a comprehensive restoration project on the West elevation of 123 Stirling Avenue. The project addressed water leakage and structural deterioration, including removing and replacing damaged brick across the upper band and at the abutment to the adjacent blue siding. Additional work included parapet cap flashing replacement, lintel cleaning and repainting, through-wall flashing upgrades, new sealants, and integration of a Tyvek air barrier behind all the replaced masonry.

Project Challenges

The work was taking place directly above the main entrance of a residential property at a high-traffic pedestrian zone and busy four-way intersection. The narrow sidewalk and proximity to the roadway presented access challenges. The approaching cold weather and active leaks added pressure to complete the repairs quickly. Unknown conditions within the wall cavity further complicated sequencing, requiring on-the-fly coordination and adaptable site management.

Solutions Implemented

GroupCMG worked closely with specialized partners and the City of Ottawa to execute the project efficiently and safely:
Access & Safety Planning

  • Engaged Summit Access Solutions to design a custom scaffolding system that provided access and overhead protection for residents and pedestrians.
  • Scaffold design accounted for the limited sidewalk depth and intersection visibility, ensuring stability and compliance with the City’s standards.
  • A temporary stop sign and traffic coordination plan were approved with the City’s Right-of-Way Permit Office to safely accommodate assembly and roadway encroachment.

Building Envelope Restoration

  • Existing conditions were carefully reviewed to determine the optimal weather barrier and waterproofing tie-ins.
  • Installed a new Tyvek air barrier and through-wall flashing with proper end-damming for enhanced moisture protection and drainage continuity.
  • Repaired and refinished steel lintels and parapet flashing, restoring performance and look.

Schedule & Quality Management

  • With leaks and cold weather posing immediate risks, the team increased manpower and implemented a structured work plan to meet project deadlines without compromising quality.

Results

The project was completed safely and on time, restoring the structural integrity and appearance of the building’s West elevation. The building now features a renewed brick facade, upgraded waterproofing systems, and modern materials designed to prevent future water intrusion. These upgrades not only resolved existing issues but also delivered a cleaner, more durable, and visually cohesive exterior for the property.
