GroupCMG was hired by Rimkus (on behalf of the Centretown Citizen Ottawa Corporation) to complete critical building envelope repairs at 151 Parkdale Avenue. The repairs focused on addressing water infiltration issues, including the removal and replacement of through-wall flashing systems to help control moisture and protect the building from further damage. Our team carefully opened localized sections of the masonry facade to allow for the installation of a new metal drip flashing and Blueskin Through-Wall Flashing (TWF) membrane.
Project Challenges
As a publicly funded and community-focused housing provider, the CCOC emphasized the importance of minimal disruption to tenants while working to address the long-standing building performance issues. Since the older building predates some more modern construction methods, certain components had to be integrated with current materials and techniques in an effective way.
Solutions Implemented
- Removed damaged brick in localized areas to access the inner wall assembly.
- Worked in stages to maintain structural integrity and minimize disruption.
TWF System Installation
- Installed new custom metal drip flashing (sourced from Ottawa Valley Metal Inc.) and Blueskin TWF membrane (from Preston Hardware).
- Ensured proper overlap of membrane over flashing for effective moisture management and protection.
Membrane Integration & Brick Reinstatement
- Tied into existing tar paper membrane and installed green mortar netting to allow air flow and drainage behind the new brickwork.
- Brick reinstatement was completed with care to ensure alignment, bond pattern continuity, and visual consistency.
- Bricks were sourced from Merkley Supply Ltd. to match the existing facade.
