GroupCMG was brought in to assist with a detailed structural assessment of the South-facing exterior parking garage at Bayshore Shopping Centre. This included supplying and operating a Power Elevated Work Platform (PEWP), full traffic control in the active work zone, and labour to assist with review activities.

Project Challenges

The project involved several challenges that required careful planning. First, the work was done in a high-traffic area (both vehicles and pedestrians), making traffic management crucial to maintain safety and avoid disruptions. Second, since small sections of loose concrete were observed, it was critical to continuously monitor the area. Finally, delivering operational support within a strict timeframe to limit rental and traffic management costs without knowing what the assessment might uncover meant dealing with potential variables.

Solutions Implemented

The work spanned three days, structured to accommodate two relocations per day. To meet the demands of the project, GroupCMG implemented a series of proactive measures:

Traffic Control

Full-time, adaptable traffic control crews were deployed.
Developed and followed a traffic control plan, using flagmen, physical barriers, vehicle presence, and signage to safely manage flow.
Adjusted traffic setups dynamically to accommodate relocation phases without unnecessary delays.

Concrete Safety Management

Identified loose concrete in the area of work during setup.
Where feasible, completed controlled knockdowns of unstable material.
Safely brought debris down to ground level for immediate disposal to eliminate falling hazards.

Scheduling & Coordination

Established clear daily targets and closely monitored progress against them.
Prioritized low traffic periods for more disruptive tasks to minimize impact.
Set clear standards for the review procedure, ensuring alignment with consultant expectations while still maintaining pace and quality.

Results

The consultant successfully completed a full structural assessment of the slab edges and columns within the targeted garage area. The work was delivered in a safe, controlled, and organized manner to meet stringent client expectations for the high-traffic area.
